The booking engine will go live this week for new reservations beginning in October. Photos of the sites and homes has been scheduled for September 25th – 28th. Once the photo shoot has taken place, and the photos come back from processing and editing, the website will be updated with new photos. If you intend to decorate or enhance your site/home, now is the time prior to the first big photoshoot.

Owners, per construction, you are ready to use and enjoy your sites starting next week! All site amenity enhancements that are approved by the ARB can officially begin construction this month. Our final punch list is in process to be completed in the next few weeks.

Owners, rentals will begin in October. We will be releasing the booking engine for all sites owners who have joined the rental pool this month for those reservations to begin. We will plan to take new photos of each property at the end of this month. Once those come back from editing, they’ll be added to the booking website. If you’ve yet to sign up for the rental pool and would like to join, now is the time.

Construction is still ongoing. Bowie Cass still needs to install electric in portions of the resort. We are meeting with them first thing tomorrow morning to hopefully receive an update on their timelines.

The only yards remaining are around some that have sold and 115 is prepped and ready for a vessel home, the lift stations are in. The back flow preventer is in. Power is now turned on to the front building. We are waiting on Bowie Cass to finish their set out. I have the framer/finish man coming back this week for the shower/ partitions that needed wrapped up once the power is on. Roads and pads are finished, we still need to install the arms on the gates once power is up on the front building, as well as wrap up the pool. So many things have hinged on the electrical provider that’s out of our control. I’m hoping this round of storms taking place as we speak don’t hinder them.

4:50pm – new update they will be turning the power onto the Front building tomorrow, which allows for the pool to be finished in the drop arm gates along with the interior stuff of the building, which is minimal. By the end of the week, they’ll be ready to power the arena building in the middle and the tiny home lots.

We are pushing our 3rd party subcontractors to complete the projects on time. However; the month of May alone produced 30 inches of rain in our area. That put all the subs behind the clock on their respective jobs. Mother Nature has not been easy to work around in Texas the last 90 days.

Here is a timeline/pace of jobs completed - the yards, pads and pedestals are 95% complete. Once the electric company finishes with their transformers on the vessel home row we will be able to finish the extra work here in just two days. First, we must finish the Lift stations for the septic. The parts needed were on back order. They are scheduled to arrive on the 27th of June. If the weather holds off, that install to completion should take 2-3 weeks (shooting for less). Next, the electrical contractor can install the transformers in those sections. Two of the transformer sections are complete. The estimate of time to complete this work is 1-2 weeks, but we do not have a start date from them. We are pressing them to work effectively and efficiently. After those are installed, the electrician must pull his wire from the 600 amp panels to the transformers. His timeline from install of transformers to completion is roughly three weeks. Then, we can do a final cleaning of all the buildings and be ready for opening to guests. All in all, this puts us 7-8 weeks from completion without any weather delays. We have not taken the foot off the gas at all during this time. The weather has been handcuffing the subs and delaying the projected timelines of construction completion. Please know we are maintaining frequent communication with our contractors to stay in tune with their completion timelines. We will provide updates on this website moving forward.

Please know that from a software, booking engine, website, and rental management perspective, we are on time and ready as soon as construction gives us the go ahead. As of now, we will launch the booking engine with site map this summer and take reservations for fall/winter 2024 and spring/early summer 2024. We will open up August, September, and October as soon as construction gives us the go ahead that they are complete and the resort is in tip top shape. We will plan to take photography post constriction cleanup. This way, all properties appear attractive in their online listings.
